Massport Puts Out RFP for Parcel H in Seaport

1.1-acre parcel of land, plus possibility to develop another 1.4 acres

BOSTON – The Massachusetts Port Authority (Massport) today announced the Request for Proposals (RFP) for a mixed-use commercial development project at Parcel H in the South Boston Waterfront.  Parcel H is located immediately east of the 601 Congress Street office building (formerly the John Hancock Building) and immediately north of Silver Line Way.  The 46,500 square feet parcel (1.1 acres) is one of the few remaining undeveloped parcels under Massport’s ownership in South Boston.  Potential uses include office, hotel, life science/lab, and residential, or a mix thereof.  The full RFP can be found on the Massport website.  Proposals are due by September 27, 2019.

This parcel has a unique opportunity for a developer to potentially expand the project site by an additional 62,000 square feet (1.4 acres) by overbuilding the Silver Line up to the I-90 boat section.  Therefore, there is overall potential for up to 600,000 square feet of transit-oriented, mixed‐use development on this site.  Another feature of the site is the immediate proximity of the MBTA’s Silver Line, offering frequent public transit service to and from South Station and Logan International Airport.

  • Building height up to approximately 240 feet above mean sea level (approximately 230 feet above grade);
  • Opportunity for public realm improvements, including improvements to the MBTA Silver Line Way stop;
  • Parking available in Massport’s South Boston Waterfront Transportation Center (SBWTC), a 1,550‐parking space facility.

Parcel H is one of 12 parcels identified for mixed-use commercial and residential development in Massport’s planning and permitting of the Commonwealth Flats Development Area (CFDA) dating back to 1999.  Since then, Massport has successfully partnered with numerous private developers to complete nearly 7 million square feet of commercial real estate projects, including over 3 million square feet of office space, approximately 1,800 residential apartments and 2,200 hotel rooms, all under long-term ground leases.  Massport expects that the Parcel H project will build upon the success of the CFDA as a vibrant, mixed-use district.
